Spring HVAC Maintenance for Commercial Rooftop Units in North Texas

In North Texas, the window for commercial HVAC work is narrower than most facility managers expect. February is still cold enough that heating matters. By late May, rooftop units are already carrying real cooling load and any unit you take offline is a unit your tenants or customers notice. The useful window is roughly March through April, and it is the difference between a planned service visit and an emergency call in July.

Spring HVAC maintenance on commercial equipment is not the same job as a residential tune-up. Rooftop package units, split systems serving multiple zones, and make-up air units all have failure modes that only show up under sustained load — which means the problems you find in April are the ones that would otherwise have shut you down in August.

Why spring is the only sensible time

A rooftop unit spends the winter doing comparatively little. Condenser fans sit idle, compressors rarely run, and the cabinet accumulates whatever the season delivered — leaves, grit, hail damage, and in North Texas, a surprising amount of windblown debris.

When the first genuinely hot week arrives, that unit goes from near-idle to sustained full load in a matter of days. Components that were marginal all winter fail under that transition. Servicing in spring means finding them while a failure is an inconvenience rather than a shutdown, and while parts are still readily available — supply for common commercial components tightens noticeably once peak season starts and every contractor in the metroplex is competing for the same inventory.

The commercial spring checklist

Condenser coils and airflow

Condenser coils are the first thing to address and the most commonly neglected. A rooftop unit rejects heat through that coil, and a coil packed with cottonwood, dust and grit forces higher head pressure, higher energy consumption and shorter compressor life.

Coils need cleaning with an appropriate coil cleaner and gentle water pressure — not a pressure washer, which flattens fins and does permanent damage. While you are on the roof, confirm the unit still has the manufacturer’s specified clearance on all sides. Rooftop clutter accumulates: new conduit runs, added equipment, satellite dishes and stored materials all quietly restrict airflow.

Belts, bearings and blower assemblies

Belt-driven blowers need the belt checked for glazing, cracking and correct tension, and the sheaves checked for alignment and wear. A belt that looks acceptable in March will often be the thing that fails in the first heat wave.

Motor bearings should be lubricated where the design calls for it, and the blower wheel itself inspected — an unbalanced or dirt-loaded wheel moves less air and puts load on everything downstream of it.

Electrical and controls

Winter thermal cycling loosens electrical connections. Every terminal should be checked and torqued to specification, and contactors inspected for pitting and burning. A pitted contactor is a compressor failure waiting to happen, and it is a cheap part to replace preventively.

Capacitors should be tested rather than eyeballed — a capacitor that has drifted below its rated microfarads will still start a motor in mild weather and fail to start it in extreme heat. Check amperage draw on compressors and fan motors against nameplate values while the unit runs.

Refrigerant charge and the leak question

Charge should be verified against superheat and subcooling targets, not simply topped off. A unit that is low on refrigerant has a leak, and adding refrigerant without finding that leak is both an environmental problem and a recurring cost.

This matters more than it used to. The industry transition to A2L refrigerants such as R-454B means that as older equipment reaches end of life, the economics of repeatedly recharging a leaking system versus replacing it are shifting. If you have units running legacy refrigerant with known leaks, spring is the right time to have that conversation rather than the middle of cooling season.

Drainage and the ceiling below it

Condensate drains, pans and traps should be cleared and flushed. A blocked drain on a rooftop unit does not announce itself — it announces itself as water damage in the space underneath, usually in the first sustained humid stretch. Check that the pan has not rusted through and that the trap is correctly configured for the unit’s draw-through or blow-through design.

Economizers

Economizers are the most frequently broken and least frequently noticed component on a commercial rooftop unit. Dampers seize, linkages corrode, actuators fail and sensors drift, and a stuck-open economizer pulls hot outside air into the building all summer while your compressors fight it. Verify actual damper travel and control response rather than trusting the controller display.

Filters and the schedule behind them

Replace filters and, more importantly, review whether the replacement interval matches reality. Facilities near construction, in dusty environments, or with high occupancy usually need shorter intervals than the schedule they inherited. Note the correct sizes and MERV rating on the unit itself so the wrong filter does not get installed by whoever is on site next.

What we look for beyond the checklist

A checklist confirms a unit is serviceable. The more valuable output of a spring visit is a picture of where each unit sits in its life:

  • Units running noticeably longer cycles than others of the same age and load — usually the first sign of a developing capacity problem
  • Repeated repairs on the same unit, which is generally the point at which replacement becomes the cheaper option
  • Cabinet and curb condition, since rust-through and failed roof curb seals cause building damage that dwarfs the cost of the unit
  • Zones that never quite satisfy, which often point to distribution or control problems rather than equipment capacity

For multi-unit sites, that information is what turns a maintenance budget into a replacement plan you can actually defend to ownership.
